The Grist Mill development consists of two 3-bedroom penthouse apartments overlooking the river frontage, with an open commercial space to let on the ground floor. The site is located in a prominent position in Rye, within a short walk to the train station and high street. The building fronts the river Brede and overlooks The Strand and Rye Citadel beyond.

 

The commercial space is a large open plan area which could suit a number of uses, which has a wide road frontage and views out across the river, along with car parking. The apartments are both three-bedroom self-contained properties. All bedrooms are doubles, with built-in joinery, two en suite bathrooms and a large family bathroom. The main kitchen, living and dining area is an open plan layout with floor to ceiling window glazing giving 180-degree views across the river. Each property has its own private covered external terrace space, again overlooking the river.

 

The design incorporates the roof pitches into the apartment spaces, creating high vaulted ceilings in the bedrooms and living areas. There are also a large number of roof lights providing high levels of natural light from above, along with the floor to ceiling sliding doors.

 

The building will be clad in a combination of natural timber cladding and black stained timber cladding. At low level, the design incorporates a black glazed brick detail which creates a podium for the apartments to cantilever over front and back. The roof is a seamed metal, with angular metal details around the glabe elevations to emphasise the sharp form of the building.
